Rotonda West Rotonda FL Real Estate

The land on which Rotonda West sits was originally owned by William and Alfred Vanderbilt. The Vanderbilts paid $700,000 for a total of 36,000 acres in 1952 and the land was used as a cattle ranch for the next 17 years. In 1969 the land was sold to Cavanagh Leasing Corporation and the planning for the development of Rotonda West commenced.
Rotonda West is laid out in the shape of an incomplete wagon wheel with over 20,000 acres of greenbelts, fairways, ponds, lakes and 23 miles of waterways made up of seven distinct subdivisions (spokes in the wheel) comprising Oakland Hills, Pebble Beach, Pinehurst, Broadmoor, Long Meadow, White Marsh, and Pine Valley. Membership of the Rotonda West Association is mandatory and the fee is currently $136 per year.
The Rotonda West community contains 8,000 home sites with over 5,000 homes completed. Residents are predominantly full-time homeowners and their families, but there is also a proportion of vacation and longer term renters as well as ‘snowbirds’ who own a vacation home and winter in the community. Although it is a deed restricted community, short term rentals (less than one month) are allowed.
Home sites are 80 feet wide and non waterfront lots/plots are 110 feet deep, canal front lots are 80 feet wide by 120 deep. There are a few lots that are 80’ x 180’ or 80’ x 200’. Homes typically have living areas of 1600-3000 sq ft with 3 bedrooms, 2 bathrooms, a two car garage, pool and rear views over canal, greenbelt or golf course.
In the center of Rotonda West off Parade Circle there is a community park with tennis courts, nature trail, childrens play area and BBQ. It is approximately a 10 to 15 minute drive to Englewood Beach. There are six golf courses, including four operated by Rotonda Golf and Country Club (The Palms, The Hills, The Links and Long Marsh) and two by Pinemoor Golf Club.
Thirty miles of picturesque canals, lakes and ponds wind through the community and offer fishing and boating opportunities for its residents. A protected wetland preserve to the south (originally planned as the eighth subdivison, St Andrews) prevents development of that area. Alligators, Great Blue Herons, Egrets, Bobcats, Raccoons, Armadillos, Gopher Tortoises, Turtles, and many other birds and animals inhabit the area. Rotonda West is a designated Bird Sanctuary.
Rotonda West is one of the most popular communities to build in. There are many local builders and floorplans to choose from. Re-sale home prices range from under $100,000 to over $500,000. Vacant land lot prices for home building start at around $20,000 for a 80’ x 120’ standard lot.
Currently, it is a great time to buy Rotonda FL real estate. Home prices peaked in the late summer of 2005, and price reductions over the past two and a half years now present buyers with a tremendous buying opportunity. With the weakness of the US dollar against other major currencies, prospective buyers in Europe and elsewhere have a further incentive to buy now.
In June 2008, 19 homes (June 2007 – 10 homes) were sold in Rotonda West, the average home selling price was $204,000 (June 2007 - $289,000).
